The flooring restoration is the last thing you have to do. It comes after painting and decoration. We do use dust-free machinery to protect the walls and your furniture from any dirt during the sanding.
Also, the room may need sub-floor repair like changing the electricity, cables, pipes, etc. When there is a need for subfloor repair, it has to be done before floor sanding.
